Your portfolio, run as the business it is.
Landlords and investors holding property in one or more limited companies. We keep every company compliant, look at the group as a whole, and plan the tax before you buy, refinance or restructure.
What we usually find
Several companies, and nobody looking at them together.
Each set of accounts is filed on its own. Loans between companies, overpaid tax and missed reliefs sit in the gaps between them.
Rental income looks fine, but the tax does not add up.
Mortgage interest, Section 24 and the split between personal and company ownership can leave you paying more than you expected.
Purchases are made first and the tax is worked out later.
By then the structure is fixed. Stamp duty, ownership and how the deal is funded are far easier to plan before you exchange.
Lenders ask for figures you cannot produce quickly.
A refinance or new purchase stalls while accounts and projections are pulled together at the last minute.
What we do for property investors

- Tax planning Extracting profit efficiently, planning around Section 24, and thinking ahead to sales, transfers and succession.

Questions we often hear
Should I hold property in a limited company?
It depends on your tax rate, whether you plan to keep profits in the company, your borrowing and your long-term plans. For many higher-rate taxpayers buying new property, a company is more tax efficient, but it is not automatic.
We model both routes for you before you buy, so you can see the difference in actual figures.
Can you move my existing properties into a company?
It is possible, but moving property you already own can trigger capital gains tax and stamp duty land tax. Whether any relief applies depends on how you run your portfolio.
It needs careful advice before anything is signed, and we will tell you honestly if it is not worth doing.
I have several companies. Can you look after all of them?
Yes. Many property investors have several companies, often with loans between them. We look after them together so the group makes sense as a whole, not just each company on its own.
Will you work with my mortgage broker and solicitor?
Yes. We provide the accounts, projections and confirmations lenders ask for, and work with your solicitor on purchases, refinancing and restructuring.
